Preliminary Assessment & Feasibility Study

A detailed evaluation of the existing building condition, plot potential, FSI availability, and redevelopment feasibility as per DCPR 2034 and applicable GRs. Includes technical, legal, and financial feasibility reports to guide the society’s decision-making.

Member Consent & Legal Documentation

Obtaining mandatory member approvals through a General Body Resolution as per the Maharashtra Co-operative Societies Act, 1960. Preparation of consent forms, minutes, and legal documents in compliance with the Model Bye-laws and Registrar’s directives.

Appointment of Project Management Consultant (PMC)

Selection and appointment of an independent PMC (Propdex Consultancy Services LLP) through a transparent tender or resolution process. The PMC represents the society’s interests and ensures all technical, legal, and financial parameters are protected.

Preparation of Tender Documents & Developer Selection

Comprehensive tender preparation including project specifications, evaluation criteria, financial offers, timelines, and legal terms. The PMC assists the society in scrutinizing bids, conducting due diligence, and recommending the most suitable developer.

Development Agreement & Power of Attorney Execution

Drafting, vetting, and finalization of the Development Agreement and Power of Attorney between the Society and the selected Developer. Ensures clear rights, responsibilities, timelines, and protection clauses under MOFA and RERA guidelines.

Statutory Approvals & Commencement

Coordination for obtaining required sanctions and approvals from MCGM/MHADA/SRA/NMMC/TMC or competent authorities — including IOD, CC, and other NoCs. The PMC monitors compliance with building rules, FSI utilization, and environmental clearances.

Member Relocation & Temporary Accommodation Management

Smooth coordination of transit arrangements, rent disbursement, and possession handover. Ensures all members are properly compensated and relocated before demolition begins.
