SCOPE OF WORK & CONSULTING SERVICES OFFERED

Our project management consultancy services are comprehensive and divided into two distinct phases, covering the entire redevelopment lifecycle. Each phase includes a structured set of deliverables designed to protect the interests of the society and ensure successful project execution.

Phase I – Consulting Up to Execution of the Development Agreement

This phase focuses on all pre-development activities leading to the execution of a legally valid Development Agreement between the Society and the selected Developer.

Scope of Services:
  1. Preparing a comprehensive list of documents required from the Society.
  2. Collecting, reviewing, and verifying all documents related to the land and building title.
  3. Conducting a physical land survey and submitting a certified report.
  4. Measuring and verifying carpet areas of all existing society units and submitting a certified area report.
  5. Preparing and submitting a detailed feasibility report outlining viable redevelopment options and benefits.
  6. Preparing a comprehensive tender document in compliance with society and regulatory norms.
  7. Preparing and publishing a public notice (paper advertisement) for inviting tenders.
  8. Inviting tenders from eligible developers and addressing their queries prior to submission.
  9. Assisting the society in tender distribution and collection.
  10. Conducting the tender opening process in the presence of society members and bidders.
  11. Undertaking scrutiny and evaluation of all tenders received.
  12. Preparing a comparative analysis chart and assisting the society in identifying the most suitable developer.
  13. Conducting developer due diligence and preparing a formal scrutiny report.
  14. Assisting in the conduct of the Special General Meeting (SGM) and completing the Section 79(A) process under the Maharashtra Co-operative Societies Act, 1960.
  15. Assisting in the collection and verification of consent letters from all members.
  16. Reviewing and verifying the proposed building plans and layout drawings submitted by the developer.
  17. Coordinating and assisting in the drafting and execution of the Development Agreement.
Phase II – Assistance and Supervision Up to Possessiont

This phase focuses on construction supervision, quality assurance, and compliance monitoring from the commencement of construction until final possession.

Scope of Services:
  1. Verification of Commencement Certificate (CC) and related statutory approvals.
  2. Assisting in the preparation, verification, and registration of the Permanent Alternate Accommodation Agreement (PAAA).
  3. Providing technical and procedural assistance during all stages of construction.
  4. Supervising construction activities to ensure adherence to approved structural and architectural drawings.
  5. Conducting quality checks for construction materials in accordance with structural specifications.
  6. Verifying on-site dimensions and structural works as per the approved CC and sanctioned plans.
  7. Verifying finishing materials and interior works as per the Development Agreement specifications.
  8. Verifying amenities, common facilities, and infrastructure as per the Development Agreement.
  9. Providing continuous monitoring and progress reporting till final possession.
  10. Supervising and certifying project completion and handover to the society as per contractual obligations.
